Exclamation Be Aware of Korea Reality

I rented an apartment through Korea Realty about 1 year ago. At first I made my payments to Korea Realty. I eventually asked them to pay my maintenance and other utility payments but they declined to make my maintenance payments so I eventually stopped paying through them and just had my Korean girlfriend pay everything including my landlord through her bank.

All was fine until it came time to renew my lease and my landlord told me she was raising my rent $150.00 ONLY because Korea Realty told her that I wanted her to come to their office and resign the contract. Korea Realty gets at least 600 dollars everytime they find a renter for an apartment. I NEVER TOLD KOREA REALTY THIS, they never even called me. They did call my GF and tell her that I had to come to their office and resign the lease, pay the extra rent a month, or move out before the end of the month.

I called Korea Realty and the guy (Alex) wants to be rude to me and lie to me and say he never called my GF. I was standing right beside her walking around Suwon once when he did it.
Alex continued to be rude talking while I am trying to explain how I know hes lying but thats not why I am calling. Finally I got pissed enough and hung up.
Then calls me back saying I need to apologizie to him and hes coming to my apartment so I can do it. Starts asking me who my GF is and throwing several names out... so I hung up again.

I will NEVER rent an apartment through KOREA REALTY again. I have been in Korea over 5 years rented from two other Realty Agencies and I have never been lied to or treated this badly. Actually the other Agnecies kissed my from the time I came in the door until I left.

I am the third person in my office who had this happened with them. My friend had actually already signed a lease with his landlord but Korea Realty kept calling for several weeks saying his rent was going up and he needed to come sign his lease.

A friend of mine in Seoul had a similar problem with his apartment. The maintenace fee was increased after he moved in, and the landlord had the tenants pay extra. Those who refused were asked to leave. My friend ended up moving early after explaining the deal to the Post Housing office. The new apartment owner paid for the move, in order to get the new tenant.
The housing office is there to enforce or interpret the lease for you. Anyone who has a dispute should contact the housing office and let them handle it.
I have heard of times where the utilities have gone up, and the housing office took care of it. There are many ways to skin a cat. Realtors and used car dealers should be watched carefully in all countries, in my opinion. I know, I used to work for a used car dealer...

I dislike a hosuse owner. They are all a liar.
They are don't work for make a money. They will want only your money.
They have a good car and good clothes. They are a rich but never help a poor person.
If I see their good car, I will scaratch thier car like Hollywood movie 'Hostages'.
I always very hard work but they are too easy make a money.
They are getting too easy a lot of money.

We went through Century 21 at Osan and they were great. They actually argued with the landlord when we were moving out about what she wanted to charge us. She wanted 60,000 for cleaning the apartment, even though I cleaned it better than it was when we moved in. Plus, she had refused to fix our oven when it didn't work, or take care of the ants that were taking over our apartment. MY son had torn wallpaper off the walls, and she said not to wory about it. Then when we went to pay the 60,000, she wanted another 200,000 for the little wallpaper that was torn off. Apparently, she decided she wanted more money out of us. We went to housing and didn't have to pay that 200,000. I think they like to take advantage of the military because they know they will get money pretty easily from us!

If you initially went through you base housing office, then you should go to the housing office and file a complaint against the realtor. They should also be able to mitigate the issues you have with the realtor, in this case, a property manager, and the lessor. There is a high probability that the base housing office will take your side since that is their requirement. If the housing office does not want to help you, or they seem to be taking the property manager's side, then you need to elevate it to the housing officer.

If you are living off base without approval...basically out of your own pocket...then you might be up shiza creek...but asking for assistance from the housing office might be a good bet.

korearealitysuxs, Here are some Korean laws you might not know. If it's your first lease you don't need to sign a new contract. You can extend the old contract one year. They have to give you 6 months notice that they don't want to renew the lease. If they don't it's automatically renewed. they can also only raise the rent by 5% percent.

The same kind of thing happened to me this year. I moved into my apartment in 2005. In 2006 they wanted me to sign a new contract. Then this year they tried to kick me out. but I found out the law. It was our second year here, but we signed a new lease...so it started all over. The owner was pissed cause she didn't know we signed a new contract.

Keep everything. you need the proof.
